What information do I need to provide in order to rent a property?
To apply for any of our unit, all residents over the age of 18 will need to complete our Rental Application. With your application you will also need to provide: A copy of your Photo ID and income verification
Can I hold or reserve a unit before I apply?
No. Tenants must apply for the unit and complete processing with an approved status before any discussions of leasing. Applications are reviewed on a first come, first serve basis.
What is the cost of application process and how long does it take?
There is no cost to submit an application and processing times may vary depending on how thorough and complete the info on the returned application.
What if I don't meet one of the minimum Application requirements? Co-Signer ?
For certain properties and situations, if you don't meet all of our minimum criteria you may have the option to ask a Guarantor to co-sign on the lease. This person must meet all of the minimum requirements by themselves and submit a rental application along with all the lease holders. They would be responsible for all terms on the lease.
How long is the lease period?
Leases are for a minimum of one year term.
Is a security deposit required and when is it due?
All leases require a Security deposit equivalent to at least one months rent and this is due within 24 hours of the lease being signed.
When do I need to pay my first months or prorated rent?
Your first months, or pro-rated rent is due prior to your lease start date and prior to receiving keys for the property.

Are Pets allowed?
The majority of our properties have a strict no dog policy and case by case assesment for cats.. Any specific pet restrictions will be highlighted on the listing. If the property allows pets it may require an additional deposit or monthly fee, or both.
I want to move out, but my roommate wants to stay. What do I do?
Speak with the lease manager to discuss options and sign the lease addendum to transfer the unit. Tenants are responsible to resolve and designate the security deposit disbursements among themselves.
